We at Chicago Home Partner are full-time real estate professionals. We do not have other jobs or employment and log over 100 hours per week visiting, studying and analyzing homes and the real estate market. By using market trending tools such as the MLS and Terradatum’s Agent Metrics program along with our own insight of neighborhoods, we are able to effectively price homes for fair value and low market time. Real estate is a local market and can change neighborhood by neighborhood and block by block so we help people looking to buy a home for the first time to be happy with their decision, and also offer some first time home buyer information so people can work their finances as well. That is why it’s important to understand granular data and information that can indicate pricing differences in homes.

Understanding and Empathy

We also understand that selling your home is a time consuming and emotional process for you and your family. We will never “just take a listing” to see what happens. Where many agents accumulate huge inventories of homes for sale, we set a limit on the number of listings that we can effectively market at one time. This allows us to accompany every showing, address every question and concern you may have, and continually study the market to adjust your price accordingly.

Marketing and Advertising

The next step is a marketing plan. Oftentimes, we will recommend repairs or cosmetic work that will significantly enhance the saleability of the property. Marketing includes the exposure of your property to other real estate agents and the public. In Chicago a majority of real estate sales are cooperative sales; that is, another real estate agent will bring in a buyer. We will acts as the marketing coordinator, disbursing information about your property to other real estate agents through a Multiple Listing Service or other cooperative marketing networks, open houses for agents, etc. The REALTOR® Code of Ethics requires REALTORS® to utilize these cooperative relationships when they benefit their clients.

Advertising and Marketing

Advertising is part of marketing. The choice of media and frequency of advertising depends a lot on the property and specific market. From traditional marketing techniques such as newspaper and direct mail to online avenues such as Realtor.com, Trulia, Zillow and many more, we will take every effort to generate maximum exposure for your property. Security and Peace of Mind

When a property is marketed with our help, you do not have to allow strangers into your home. We will pre-screen and accompany qualified prospects through your property at all times – helping to protect your investment and your family.

Negotiating

The negotiation process deals with much the same issues for both buyers and sellers, as noted in our buying process pages. We will you to objectively evaluate every buyer’s proposal without compromising your marketing position. This initial agreement is only the beginning of a process of appraisals, inspections and financing — a lot of possible pitfalls. We will leverage the best attorney we know to help write a legally binding, win-win agreement that will be more likely to make it through the process. 

Monitoring, Re-negotiating and Closing

Between the initial sales agreement and closing (or settlement), questions often times arise. For example, unexpected repairs are required to obtain financing or a cloud in the title is discovered. The required paperwork alone is overwhelming for most sellers. We are often times the best person to objectively help you resolve these issues and move the transaction to closing (or settlement).
